Rent out your home step by step
Ask for our free information brochure to rent out your home. Step by step you can find the procedure below; from the first moment of contact to the key handover to your new tenant.
You can contact us for a an appointment, without obligation, by telephone, the online contact form, by email or by visiting our office.
After you have contacted us, we will make an appointment with you for a personal intake interview. You will receive a confirmation by e-mail.
After a suitable time and date has been agreed, we will visit your property and make up the “intake document”. We will then also make a (free) photo report and discuss the appropriate rental price with you. Important matters such as rental conditions, type of tenants and rental period are also discussed with you. It is important that you have prepared the following in advance:
- Gross costs for you home
- Questions you have regarding The Real Estate Company
You will also receive an e-mail with everything that has been discussed after the visit as well as a copy of the aforementioned completed “Intake Document”.
To ensure that we can offer your home as successfully as possible, we also make an appointment to take pictures of your home. These photos are for both internal and external use. It is also possible to set up a professional media presentation with (drone) video, artist impressions and 360 degrees photography.
Your property will be posted on more than 34 national and international websites. We also ensure that your home is brought to the attention of the public by sending the new available offer to the right (international) organizations and home seekers. We also post your property on our website, Facebook, Instagram and Pararius. We can also have the property presented by a presenter, have a mini-website set up for the object(s), promotions, and digital viewings. Additional exposure? Ask about the possibilities to advertise your property on Facebook and social media and/or have it placed on Funda.
Before we schedule viewings with prospective tenants, we discuss the following matters with the prospective tenant: Is there a match between the tenant and the property? What kind of job does the tenant have? What is the tenant’s income? What is the (family) composition and the move-in date?
The prospective tenant will accompany our real estate agent to view the property. After this, the prospective tenant is taken to our office to have a follow-up interview if they are interested in the property. The aim here is to complete the ‘Declaration of Intent’ or to schedule a possible second viewing.
If interested, an official and binding offer form is sent to the candidate tenant, which, with the support of a colleague, is filled in with matters such as:
- Rental price excl./incl.
- Rental period
- Furnishing
- Any additional conditions (for example painting the property or change to a different move-in date)
- Candidate tenant must also submit correct and legally required documentation
After screening, we will send you the proposal with our possible advice and look forward to your feedback.
When you accept the aforementioned documentation, the prospective tenant will be informed and the rental agreement will be drawn up by us. All matters and agreements agreed upon by both parties are stated in this agreement. In addition, primary (rental price, commencement date, term, advances etc.) and secondary (garden maintenance, repairs, taxes, notice period, registration, etc.) matters are also included in the contract. If, after checking, you have agreed, the agreement will be sent digitally to both parties for (digital) signature. A copy can be found in our file and can be viewed by you at all times, as well as other details of the tenant.
Before the check-in and key handover take place, the tenant must have transferred the deposit and the rent of your property to The Real Estate Company. An appointment is then made for the check-in and the handover of the keys. We hereby check the condition of the house, we make a digital ‘Check-in report’ and we note the meter readings of the gas, electricity and water. Damage is clearly stated through photos and notes in connection with the deposit and check-out. After the report, signed by both parties, the keys are handed over.
Professional, fast, flexible and we take care of everything. With more than 900 properties, The Real Estate Company is the best partner for you to manage your real estate.
The Real Estate Company is a full service real estate agent. This also includes the management of your home. Who watches your property and where is damage reported? Who is responsible for this and who determines which costs are for the tenant and which are for the landlord? What do you do if rent arrears arise and how do you prevent this in the future? We can also take the management of your real estate out of your hands. For this we charge a percentage of 3-5% per month with an emergency line that is also available at night, on weekends and on public holidays.
